Beschreibung

Dieses schöne Tessiner Rustico befindet sich in Cabbio, Gemeinde Breggia, im Bezirk Mendrisio, im Gebiet von Coritto.

Das in den Wald eingebettete Objekt ist über einen schönen Weg entlang des Flusses Breggia zu erreichen, der vom Parkplatz am Rande der Kantonsstrasse aus etwa 15 Minuten dauert.

Von aussen wurde das Rustico mit Steinen aus dem Muggiotal renoviert. Die Fenster und das Dach wurden 2010 und die Sanitäranlagen 2016 erneuert. Die Verfliesung des Badezimmers und der Einbau der Sanitärapparaturen stehen noch aus. Fließendes Wasser ist vorhanden, Strom nicht, und es gibt eine eigene Klärgrube für die Entwässerung.


Im Eingangsbereich befindet sich eine mit Feinsteinzeug ausgekleidete Wohnküche mit doppeltem Ausgang auf die vorgelagerte, ca. 25 m2 large Terrasse.
Im Obergeschoss sind ein mit Laminat ausgelegtes Schlafzimmer und ein Bad/Dusche eingebaut. Unter der Terrasse befindet sich ein Keller von ca. 15 m2.

Die Rasenfläche vor dem Haus beträgt ca. 1 ́500 m2, während der Wald approx. 18 ́500 m2 gross ist. Wenige Meter vom Grundstück entfernt fliesst der Fluss Breggia, und es gibt auch eine Quelle.

Dank seiner Besonderheiten ist Muggio, wie andere ehemalige Dörfer, die seit 2009 die Gemeinde Breggia bilden, im Bundesinventar der Siedlungen von nationaler Bedeutung ISOS aufgeführt und gehört seit 2016 zur Vereinigung der schönsten Dörfer der Schweiz.

Cabbio ist leicht mit dem Auto zu erreichen. Die Fahrt zur Autobahn A2 bei Mendrisio dauert etwa 20 Minuten. Die Gemeinde kann auch mit dem Postauto erreicht werden. Schulen und Einkaufsmöglichkeiten befinden sich in Muggio. Grosse Einkaufszentren gibt es in Mendrisio und Chiasso, aber auch im benachbarten Italien.

Description of the property

This beautiful Ticino rustic house is located in Cabbio, municipality of Breggia, in the district of Mendrisio, Coritto area.

Immersed in the woods, it can be reached via a beautiful path that runs along the Breggia river lasting about 15 minutes starting from the parking lot on the edge of the cantonal road.

The rustic exterior has been renovated with stones from the Muggio Valley, the entrance includes a sitting room-kitchenette covered with porcelain stoneware and has a double exit to the front terrace of approx. 25 m2.
The upper floor includes a bedroom covered with laminate and a bathroom / shower. Below the terrace there is a cellar of about 15 m2.

In 2010 the windows and roof were renovated, while in 2016 the plumbing system. The bathroom coverings and the installation of the sanitary ware remain to be completed.

The meadow in front of the house is about 1,500 m2, while the forest is approx. 18,500 m2.

Cabbio is easily accessible by car. The journey to the A2 motorway in Mendrisio takes about 20 minutes. The municipality can also be reached by postbus.
