The neighborhood plan for the site known as "Les Empétières" is located in the north-east of the village of Dombresson, to the west of the municipal boundary with Villiers. The area is located in a part of the locality that is not very urbanized, between the nucleus formed by the old locality area to the west and the individual and collective housing quarters built on the two communes to the east. The site is connected to the main road by a relatively flat strip of land that constitutes the main access to the plot. The slope of the land runs in a general north-south direction with a steep incline. It provides a very desirable view of the valley. The site still enjoys optimal exposure to the sun, which is slightly less favorable in the north-west part of the site in the late afternoon, due to the presence of a forest of tall trees.



The objectives for the neighborhood plan are to ensure the most gradual possible transition between the built-up area and the agricultural and forestry zone, to create a group of buildings with architectural coherence while preserving the site's landscape qualities, to take into account the specific characteristics of the site, in particular the topography and orientation, in the siting of the buildings. The importance of providing visual openings to the south and west to allow the outdoor spaces to be enhanced and the emphasis on community spaces to optimize the neighborhood's conviviality are also taken into account.



In terms of housing, we propose different typologies depending on the location in the neighborhood. These basic typologies, which are intended to maintain a certain visual coherence within the neighborhood, can be adapted as desired to meet the client's wishes, while respecting the defined perimeters.
