Vom 1. Januar bis 30. Juni 2027 vermieten wir unsere vollständig möblierte 2.5-Zimmer-Attikawohnung in Dübendorf zur Untermiete. Wir wohnen selber in der Wohnung und kehren im Juli 2027 zurück.

Die Wohnung
Die Wohnung liegt im 4. Stock eines Neubaus aus dem Jahr 2023. Sie ist als Attika das oberste Geschoss des Hauses und bequem mit dem Lift erreichbar. Die 68 m² Wohnfläche sind offen, hell und grosszügig gestaltet.

Die Terrasse
Insgesamt 50 m² Aussenfläche verteilen sich auf zwei Terrassen mit je 19 m² und einen gedeckten Bereich mit zusätzlichen 12 m². Die Ausrichtung nach Norden und Süden sorgt für Morgen- und Abendsonne, und die gedeckte Terrasse bleibt auch bei Regen nutzbar. Von der Attika reicht der Blick über die umliegenden Gebäude hinweg bis zum Wald. Eine Lounge und ein Grill sind vorhanden.

Vollständig möbliert
Die Wohnung ist komplett eingerichtet und sofort bewohnbar.
Waschmaschine und Tumbler stehen im Haus zur gemeinsamen Nutzung zur Verfügung.

Garage
Ein Tiefgaragenplatz ist im Mietzins inbegriffen.

Lage und Verkehr
Der Bahnhof Dübendorf ist in 10 Minuten zu Fuss oder in 4 Minuten mit dem Velo erreichbar. Von dort fährt die S-Bahn in 12 Minuten nach Zürich HB.

Mietzins
CHF 2'885 pro Monat. Darin inbegriffen sind Nebenkosten, Tiefgaragenplatz, vollständige Möblierung, Internet sowie Strom.

Hinweis Kellerabteil
Das zur Wohnung gehörende Kellerabteil ist nicht Bestandteil der Untermiete.

From 1 January to 30 June 2027, we are subletting our fully furnished 2.5-room top-floor flat in Dübendorf. We live in the flat ourselves and will return in July 2027.

The flat
The flat is on the 4th floor of a new building completed in 2023. As the top floor of the building, it is easily accessible by lift. The 68 m² of living space is open, bright and generously designed.

The terraces
A total of 50 m² of outdoor space is spread across two terraces of 19 m² each and a covered area of an additional 12 m². Facing north and south, the terraces get both morning and evening sun, and the covered area can be used even when it rains. From the top floor, the view stretches over the surrounding buildings to the forest. A lounge set and a grill are provided.

Fully furnished
The flat is completely furnished and ready to move into.
A washing machine and tumble dryer are available in the building for shared use.

Garage
An underground parking space is included in the rent.

Location and transport
Dübendorf railway station is a 10-minute walk or a 4-minute bike ride away. From there, the S-Bahn reaches Zurich main station (HB) in 12 minutes.

Rent
CHF 2,885 per month, including utilities and service charges, underground parking, full furnishing, internet and electricity.

The cellar storage room belonging to the flat is not included in the sublet.
