Clean, modern, 75 sqm, very bright (corner) unit, plus a massive 150 sqm private terrace/yard. Apartment is fully furnished, available for a term of six months, from October 1, 2026 until end of March, 2027 - I like spending my winters in Japan. Extension is not possible: the term is fixed for six months.
The apartment has a new wash machine, and dryer. It has high quality, Zug brand, kitchen appliances. The apartment is offered at a special low price, as a result of the short term (six month) rental period. It is of course furnished.
Although the garden has many summer plants, I clear most of it by Oct. 1 for the winter - ensuring you wont need to do anything with it. But, if you wish to grow any winter vegetables, like kale or others - you are welcome to - in fact, I already have some planted that can offer you fresh organic items all winter right in your garden.
The location is fantastic: right next to a beautiful park, just 100 meters from Volg (grocery store), about 150 meters from the lake promenade, 200 meters from Gersau ship/ferry station - you can enjoy the mesmerizing daily ship journeys to Vitznau, Weggis, Beckenried, Lucerne, Brunnen, Fluelen/Altdorf, and all the other beautiful villages connected by the legendary Lake Lucerne ferries. A dream location in the quaint, picturesque Swiss Riviera town of Gersau. A fitness gym is also just 100 meters away, along with a number of charming cafes & restaurants along the Gersau riviera on the lakefront - just 100-200 meters from the apartment.
Fast fiber optic internet is installed in the apartment.
10 mins or so by bus to Brunnen.
~15 mins to Beckenried by ship
~25 mins or so to Vitznau by ship, or less by bus.
~40 mins or so to Weggis by ship
A little more than an hour to Lucerne by ship: ship station is just a 4 minute walk & takes you right into the heart of Lucerne after a beautiful ship journey. In the other way, you can also reach Seelisberg, Bauen, Fluelen/Altdor by ship.
Or... you can simply take the relaxing 6 hour round journey on the ship, read a book, enjoy the on-ship cuisine, work on your laptop or just sit back & take in the amazing scenery along the 6 hour ship journey.
Please kindly note the following (all standard Swiss rental protocols):
*Deposit (Mietkaution) of one month's rent is required, Mietkautionskonto in the tenant’s name (Art. 257e OR).
*Cats are permitted (dogs are not, in this building, I apologize)
*Personal Liability Insurance (Privathaftpflichtversicherung) is required to be shown at time of contract signing (these policies are inexpensive, but required to offer us both protection against unlikely events)
*Rent is due on the first day of every month. If you are able to pay all six months in advance, I can offer a CHF 200 reduction in the total amount.
*Smoking is not permitted in the apartment.
*Extract from the debt enforcement agency (Betreibungsregisterauszug) no older than three months. Of course, if you wish to pay the entire 6 months in advance, then this document is not needed.
The monthly 150 CHF costs include fibre optic internet, TV, electricity, and indoor parking space in the garage (clean, large, modern parking space). If you do not need a parking space - I can reduce the monthly rent by 100 CHF for you, it's not a problem (no need to pay for something you don't need).
